Student housing has matured into an institutional asset class, with capital concentrating around Power 4 conferences and flagship public universities.
Within that broader institutionalization, the sector continues to offer opportunity for disciplined acquirers — particularly at well-located properties trading at or below replacement cost in markets with stable or growing enrollment.
